The Issue

Fencing restrictions

PVC privacy fences are currently not allowed under the original Articles of Incorporation. An amendment must be approved in order to permit them; otherwise, building PVC fences may be considered a violation subject to fines or even requiring removal. A recent property manager has advised some neighbors that actions on this matter may be forthcoming.

The Challenge

A high voting threshold

Passing this amendment requires 75% homeowner approval, a total of 207 votes, one per unit. The fencing issue is only one example of the broader governance problems we face, and with such a high voting threshold we are left with a dysfunctional path to updating our bylaws. This limits homeowners’ ability to realistically participate and bring value to the property within established rules.

Lowering the threshold to 51% or less is essential to update our outdated bylaws. Reaching every homeowner and securing their pledge to vote — in person or by proxy — is only possible if many of us get involved.
